Privacy Policy

Account information. When you create an account we collect your email address and a securely hashed password, or — if you sign in with Google or Apple — the basic profile details (name, email, profile image) that provider shares with us. We never receive your Google or Apple password.

Deal and project data. The property addresses, purchase prices, rent rolls, operating expenses, financing terms, exit assumptions, project notes, and uploaded property images you enter into our calculators and save as projects.

Communications. Messages you send through the in-app messenger or network features, and any support or feedback requests you submit.

Payment information. Subscription and purchase transactions are processed by Stripe. We receive limited billing metadata such as transaction status, plan, and the last four digits of a card. We never see or store your full card number.

Technical and usage data. IP address, browser and device type, pages viewed, features used, and error diagnostics collected to keep the Platform reliable and secure.

• Provide, operate, and improve the calculators, results dashboards, amortization schedules, PDF and Excel exports, and saved projects.
• Authenticate you, maintain your session, and secure your account.
• Generate and email investment reports you request.
• Process payments, subscriptions, and entitlements.
• Respond to support requests and product feedback.
• Detect, investigate, and prevent fraud, abuse, and security incidents.
• Send service-related notices and — where permitted — product updates you can opt out of at any time.

Certain features, including the in-app AI assistant and market-rent research tools, send the specific inputs you provide (for example a property address or deal assumptions) to third-party AI and data providers so a response can be generated. These inputs are used to fulfill your request and are not used by us to train public AI models. Do not submit sensitive personal information, tenant identifiers, or confidential third-party data to these features.

We do not sell your personal information. We share it only with service providers who operate the Platform on our behalf, under contractual confidentiality obligations: cloud hosting and database providers, authentication providers, Stripe for payments, email delivery providers, AI and property-data providers, and analytics/error-monitoring services. We may also disclose information when required by law, to enforce our terms, to protect rights and safety, or as part of a merger, acquisition, or sale of assets.

Content you deliberately share — a project you share by link, or a message you send through the messenger — is visible to the recipients you choose.

We retain your account and project data for as long as your account is active. You may delete individual projects at any time from your Projects page. When you delete your account, we delete or anonymize your personal data within a reasonable period, except where retention is required for legal, tax, accounting, or fraud-prevention purposes.

We use encryption in transit (HTTPS), hashed credentials, row-level access controls on our database so users can only reach their own records, and least-privilege access for our team. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

Depending on where you live, you may have the right to access, correct, export, or delete your personal information, to object to or restrict certain processing, and to withdraw consent. California residents have rights under the CCPA/CPRA, including the right not to be discriminated against for exercising them; we do not sell or share personal information for cross-context behavioral advertising. Residents of the EEA and UK have rights under the GDPR. To exercise any right, contact us using the details below. You can update your profile and delete projects directly in the app at any time.

The "Last updated" date at the top of this policy will indicate when revisions were made. Continued use of the Platform after any changes means you accept the revised Cookie Policy.

The Platform is not directed to children under 16, and we do not knowingly collect personal information from them. If you believe a child has provided us information, contact us and we will delete it.

The Platform is operated from the United States. If you access it from another country, you understand your information will be transferred to and processed in the United States, where data protection laws may differ from those in your jurisdiction.
